Booking

Xior Student Housing contracts are open, unlimited contracts that run for the duration of your education or unless terminated by either party (a 1-month notice period must be observed and a minimum stay of 12 months). To enhance the social community of Xior, full-year students are given priority.

Xior Student Housing contracts in Groningen (Zernike Tower - low-rise) are also offered for periods up to 6 months. (Here is no notice period).

For every unlimited contract a 1 month notice is obligatory . The end date of the contract is always the last date of that month.

If you wish to terminate your tenancy, we kindly ask you to send us your termination notice by e-mail. Once we have received your termination notice, we will confirm the end date of your tenancy.

Almost everything. Check the amenities list under each Student Residence. Laundry is available but not included in the monthly rent.

Xior rooms are furnished with some basic furniture:

  • Bed [size]
  • Desktop
  • Chair
  • Large closet for your clothes
  • Shelves

Utilities vary from Student Residence to Student Residence. If you have any questions or doubts, please feel free to contact us and we will be happy to answer your questions.

When finalizing your reservation, we require a deposit. In the Netherlands, its 2 months in addition to full payment for the first month.

Your deposit will be held until the end of your tenancy. If the room is delivered in the same condition you received it, we will refund the full deposit.

The deposit will be refunded, if applicable, within 14 days from the official tenancy end.

A guarantor is a person who will be held responsible if the tenant can not pay what is stipulated in the terms and conditions of the tenancy agreement.

Subletting is generally not allowed. An exception is made for students who leave for a semester on an exchange program and wish to return to their room once this period is over. Contact us via My Xior App for further details.

Yes, if the studio is 30m or larger, you can live with 2 people if you are in a relationship. In some cases it is allowed with a friend, but that differs per municipality. If you hesitate, please contact us via the contact form on the website.

Yes. Our team will be more than pleased to show you around the Xior Residence before your signing. Please note that you need to have a confirmed appointment first.

  • Choose a room
  • Submit required documents ( ID Paspoort / Student ID number )
  • Pay
  • Sign tenancy agreement

Xior Student Housing only payments through its online platform.

From the day you do a booking with us, you have 14 days to change your mind.

If you change your mind withing these 14 days, you can but you will lose your admission fee.

After 14 days, cancellation is not possible. And a first month rent will be charged.

Please get in touch with our Residents Team they are experts on our properties and most have rooms with varying levels of adaptations so our team will be able to help you.

If you book online, and you indicate you have a medical condition, the booking process will automatically pause and one of our Guest Service Coordinators will contact you.

When the rental agreement is countersigned , you will receive a mail with how to make your tenant login. The App can be downloaded from IOS and the Android store. We will use the app to keep you up to date with all the events being held in the residence, important announcements and general news about your residence. You can follow up on maintance requests an rental payments via the app.

Moving in

We are ready to welcome you on the first day of tenancy during our office hours. An e-mail with some practical information will be send to you upon your arrival.

Every room is full furnished with a bed and a desk.

You need to supply your mattress, bedding and towels, cooking utensils, crockery and cutlery. Our team can help you look for the best deals and offer advice on where to find everything you might need.

Living At Xior Student Residence

You are responsible for cleaning your apartment and for keeping the common areas nice and clean.

You are responsible for keeping the common areas nice and clean. However, there is a cleaning service in each residence for the common areas.

Yes, we have washing facilities in each residence. In some residences it is included in the service costs in other its via an other app. It will be explained to you upon your arrival.

Yes, we have internet so you can be connected at all times.

No, smoking, and this included all types of E-cigarettes and Vapes, is strictly prohibited anywhere inside the building. Smoking is not allowed in any private or communal area including bedrooms, bathrooms, kitchens and all internal social spaces. Smoking is only allowed in the outside areas.

You are welcome. Be aware that you are responsible for your guests at any time.

Most of our Xior Student Residences have a lockable bike shedwhether covered or not, depending on the circumstances. However, we do suggest that you carry a reliable bike lock.

In case of emergency you contact your residence manager or XX

You will get a payment reminder in your resident portal.

We hope you will love living with us but there may be times when we dont always get it right. We take all complaints seriously and will try our best to fix any issues the first time. If you need help and advice, please speak with your Guest Service Coordinator.

Moving Out

You will be able to move out before the end of your contract. However, please note that the termination period is 3 months and you will therefore be held responsible for full payment of rent and utilities until then. The deposit will be returned after your tenancy has ended and the rental payments and utility bills or any damages for which you are responsible have been fully paid.

If you wish to terminate your tenancy we kindly ask you to send us your termination notice by e-mail. Once we have received your termination notice, we will confirm the end date of your tenancy. You are required to cover the payment of your rent until the end of your tenancy. Shortly before moving out, you are required to contact your resident manager to make an appointment for an room inspection. This inspection will be held together with you to check the condition of the apartment and its furniture. Both parties will sign a checkout form. Depending on the checkout form, the next steps may include repairs and refurbishment, or the return of the deposit at the end of the tenancy agreement.
